Why do you need an energy certificate?

The Directive 2010/31/EU of the European Parliament and of the Council of 19 May 2010 on the energy performance of buildings requires from the member states, among others, to establish a system of energy certification of buildings. Based on the real characteristics of the building system and the correspondent installations, an Energy Certificate groups the building in certain classes of energy performance and environment protection and it also grants the dwelling an energy grade that offers its owner and any potential buyer or tenant information on the real energy consumption, i.e. the amounts of monthly maintenance costs and how much is to be spent in order to bring the house to optimal parameters.

The existence of an energy certificate determines the composition of a right price both upon the sale as well as upon the lease of a property.

An energy certificate shall lead to a correct determination of the price for the dwelling, this meaning that price of houses with a higher energy grade shall raise, as they are easier to maintain, to the detriment of those with a lower energy rate. This way, customers will know how much energy is used annually for each square meter of useful area and they will be able to decide if they opt for an A-class building, which is highly efficient from an energy point of view or an E-class building of low efficiency.
